How to Prepare Before Building Your Home

A smooth build starts with good preparation. Here are 7 things every homeowner should have ready before the project begins.

1. Land documents — Title deed (Chanote) or Nor Sor 3 Kor; verify boundary markers, plus zoning rules and setback requirements for the plot.
2. Budget — Set the total construction budget and keep roughly 10–15% in reserve for changes, finishing work, and fees.
3. Your requirements — Number of bedrooms and bathrooms, parking, usable area, and preferred style (collect reference photos to discuss with the architect).
4. Construction drawings — Architectural, structural, electrical, and sanitary drawings with calculations, signed by a licensed engineer/architect, for the permit application.
5. Building permit — Submitted to the local municipality or sub-district office; typically takes about 30–45 days (our team can handle this for you).
6. Site utilities — Temporary electricity and water meters for construction, and confirm access for material delivery trucks.
7. Contract and payment milestones — Agree the scope of work (BOQ), payment schedule, timeline, and warranty terms clearly before work starts.

Home Inspection Checklist Before Handover

Before signing off, walk through the house carefully with your contractor and record every item on a punch list. These are the key points to check.

1. Structure — No cracks in columns, beams, or walls; floors level without sagging; walls plumb and square.
2. Roof and ceilings — No water stains or leaks; ceilings flat with joints and corners neatly finished.
3. Floors, walls, and paint — Tiles not warped or hollow (tap to check), grout fully filled, paint even with no patches.
4. Doors and windows — Open and close snugly, locks work, weather seals complete, no seepage after a water spray test.
5. Electrical system — Test every switch and outlet; grounding present; breakers and residual-current device trip correctly; positions match the drawings.
6. Plumbing and sanitary — Good water pressure, no leaks under sinks and fixtures, fast drainage, and correct slope on drains around the house.
7. Handover documents — As-built drawings, warranty certificates, equipment manuals, and the agreed punch list with completion dates.
